What actually fails
Almost nobody needs new tile.
The tile is a rain shield. The underlayment beneath it is the roof, and it is the part with the shorter life. A quote that does not distinguish between the two is a quote worth a second opinion.
Lift, stack, relay
Good tile comes off, gets stacked on the roof, and goes back on over new felt. You pay for labour and underlayment rather than for fifty squares of tile you already own.
The decking underneath
Once the felt is off, soft decking is visible for the first time in twenty years. It is photographed and priced per sheet before it is replaced, not discovered on an invoice.
Valleys, flashing and penetrations
Where Arizona roofs actually leak. Monsoon rain is driven sideways, which finds a valley or a pipe boot long before it finds a field tile.

The questions Arizona homeowners ask.
My tiles look fine. Why would I need a new roof?
On an Arizona tile roof the tile is a rain shield, not the waterproof layer. The underlayment beneath it is, and it has a service life of roughly twenty to twenty-five years while the tile lasts fifty or more. Most "new roofs" here are an underlayment replacement with the original tile lifted, stacked and relaid.
How long does a tile underlayment take?
For a typical single-family home, a few days: lift and stack, strip the old felt, inspect and replace any bad decking, new underlayment, then relay. Rain days extend it and monsoon season is worth planning around.
Do you handle the insurance claim?
For storm damage, yes, including meeting the adjuster on the roof. Documentation photographed at the time is what decides a claim, and it is very hard to reconstruct afterwards.
What about foam and flat roofs?
Common on Arizona additions and patios, and they fail differently from tile: coatings chalk out and ponding shows up long before a leak does. They are inspected and quoted separately because they are a different roof.
How soon can somebody look at it?
Usually within a day or two, and faster if there is active water coming in. The inspection is free and you get the photographs whether or not you use us.
