Weather-Tite Exteriors works the East Valley from Gilbert, on tile, shingle, flat and foam. Most of what gets sold here as a new roof is an underlayment replacement with the original tile lifted, stacked and relaid.

Why it works this way
Which is the quote worth a second opinion.
A homeowner is told the roof has failed and quoted for new tile. The tile has thirty years left in it. What has failed is the felt underneath, which is the part that was always going to go first.
Any quote that does not separate the two is worth taking to somebody else, and that is true whether or not the somebody else is us.
The decking is only visible once
Strip the felt and soft decking shows for the first time in twenty years. It gets photographed and priced per sheet before it is replaced, not discovered on an invoice.
Valleys and penetrations, not the field
Monsoon rain is driven sideways. It finds a valley, a flashing or a pipe boot long before it finds a field tile.
